General Manager – Design Execution

About the Role

We are looking for a seasoned General Manager – Design Execution to lead the integration of design and project execution across residential and commercial developments.

The role will be responsible for ensuring that approved architectural and engineering designs are executed efficiently on site while maintaining quality, timelines, budgets, design intent, and statutory compliance.

The incumbent will act as a key bridge between Design, Projects, Procurement, Contracts, Sales, and other business functions, ensuring seamless coordination from design development through project execution and delivery.

Key Responsibilities

Design Management & Coordination

• Lead coordination between Design, Projects, Procurement, Contracts, and external consultants throughout the project lifecycle.
• Ensure architectural, structural, MEP, façade, landscape, and interior designs are coordinated and execution-ready.
• Review drawings for constructability, functionality, cost optimization, and compliance with project requirements.
• Drive timely resolution of design conflicts and technical issues before and during construction.
• Manage design revisions and ensure appropriate documentation and communication to project teams.

Project Execution Support

• Partner with Project Heads and site teams to ensure design intent is maintained during construction.
• Review and approve shop drawings, material submissions, mock-ups, and technical specifications.
• Conduct regular site inspections to monitor execution quality and adherence to approved designs.
• Provide technical guidance to site teams and consultants to resolve execution challenges.

Planning & Delivery

• Ensure design deliverables are aligned with project schedules and construction milestones.
• Identify design-related project risks and recommend appropriate mitigation strategies.
• Coordinate with consultants and contractors to expedite approvals and design clarifications.
• Monitor progress against execution plans and support timely project completion.

Value Engineering & Cost Optimization

• Identify opportunities for value engineering while maintaining design quality and customer expectations.
• Work closely with Procurement and Contracts teams to evaluate alternative materials and construction methodologies.
• Review design changes for their cost, quality, and schedule implications before implementation.

Quality & Compliance

• Ensure compliance with applicable building codes, statutory regulations, fire and safety standards, sustainability requirements, and construction standards.
• Monitor execution quality and ensure projects meet organizational quality benchmarks.
• Drive standardized design-execution processes and best practices across projects.

Stakeholder Management

• Collaborate with internal teams including Design, Projects, Procurement, Contracts, Sales, Marketing, Customer Experience, and Finance.
• Coordinate with architects, structural consultants, MEP consultants, landscape consultants, façade consultants, and contractors.
• Present project updates, design reviews, and execution status to senior leadership.

Leadership

• Build and lead a high-performing Design Execution team.
• Mentor team members and foster collaboration across functions.
• Establish performance metrics and drive continuous improvement initiatives.

Qualifications

• Bachelor's degree in Architecture or Civil Engineering.
• Master's degree in Construction Management, Project Management, or Business Administration is preferred.

Experience

• 15–20 years of experience in design management and project execution within residential and commercial real estate development.
• Proven experience managing large-scale projects such as:
• Residential townships
• High-rise developments
• Commercial office projects
• Mixed-use developments
• Retail
• Hospitality
• Experience with leading real estate developers is preferred.

Technical Skills

• Strong knowledge of construction methodologies and design coordination.
• Expertise in coordinating architectural, structural, MEP, façade, landscape, and interior design.
• Proficiency in AutoCAD, Revit, BIM, Navisworks, and project management software.
• Strong understanding of local development regulations, statutory approvals, and construction standards.

Ideal Candidate

The ideal candidate will be a senior design-execution leader who has demonstrated ownership across both multidisciplinary design coordination and large-scale project execution.

You should be comfortable working across functions, resolving complex technical and design issues, driving value engineering, managing consultants and contractors, and engaging with senior leadership to ensure projects are delivered to the required quality, cost, schedule, and compliance standards.
