About the Role

We are looking for an experienced Senior Project Head to lead the end-to-end planning, execution, and delivery of large-scale residential, commercial, and mixed-use real estate projects.

The role will be responsible for providing strategic and operational leadership across the entire project lifecycle, ensuring projects are delivered on time, within budget, and in line with quality, safety, regulatory, and commercial objectives.

The incumbent will lead multidisciplinary project teams and work closely with internal leadership, architects, consultants, contractors, vendors, and other stakeholders to drive project execution excellence.

Key Responsibilities

Project Leadership & Execution

  • Lead end-to-end execution of large-scale real estate projects from project mobilization through handover.
  • Develop project execution strategies, governance mechanisms, and delivery plans.
  • Establish project milestones, monitoring systems, and performance metrics.
  • Drive accountability across project teams and external stakeholders.
  • Identify execution challenges and take timely corrective actions.

Project Planning & Lifecycle Management

  • Develop and monitor detailed project execution plans and construction schedules.
  • Coordinate design, procurement, contracts, and construction activities.
  • Oversee the complete project lifecycle including:
  • Project Mobilization
  • Design Coordination
  • Tendering & Contract Award
  • Construction Execution
  • Testing & Commissioning
  • Statutory/Occupancy Approvals
  • Project Handover & Closure

Construction Management

  • Oversee construction activities across civil, structural, finishing, MEP, faΓ§ade, interiors, landscaping, and external development.
  • Ensure execution is aligned with approved drawings, specifications, and construction methodologies.
  • Monitor productivity, manpower, resource utilization, and construction milestones.
  • Resolve technical and operational issues impacting project delivery.
  • Drive construction efficiency and execution quality.

Budget & Commercial Management

  • Own project budgets and monitor overall financial performance.
  • Track project expenditure against approved budgets and identify potential cost overruns.
  • Review project cost forecasts and drive corrective actions.
  • Lead value engineering and cost optimization initiatives.
  • Partner with procurement and contracts teams to improve commercial outcomes.
  • Ensure projects meet defined profitability objectives.

Contracts & Vendor Management

  • Oversee contractor and consultant selection and appointment.
  • Review scopes of work, contractual terms, and deliverables.
  • Monitor contractor performance and compliance.
  • Manage contractual claims, disputes, and escalations.
  • Ensure timely certification and processing of contractor payments.
  • Build strong relationships with key contractors, consultants, and suppliers.

Design & Engineering

  • Coordinate with architects, consultants, and engineering teams to ensure timely design deliverables.
  • Review design changes and assess their impact on cost, quality, and timelines.
  • Drive technical optimization and value engineering initiatives.
  • Ensure engineering and design activities comply with applicable standards and regulations.

Quality, Safety & Compliance

  • Establish and maintain project quality standards and quality management systems.
  • Drive defect prevention and corrective action programs.
  • Ensure compliance with approved specifications and construction standards.
  • Promote a strong HSE culture across project sites.
  • Conduct and review safety audits, risk assessments, and incident investigations.
  • Ensure compliance with applicable statutory and regulatory requirements, including building codes, fire safety, environmental norms, labour regulations, and RERA requirements.

Risk & Stakeholder Management

  • Identify project risks and develop mitigation strategies.
  • Monitor schedule, cost, resource, and execution risks throughout the project lifecycle.
  • Manage critical escalations and develop contingency plans.
  • Maintain effective relationships with senior leadership, finance, procurement, contracts, sales, customer relations, design teams, consultants, contractors, authorities, and other stakeholders.
  • Present regular project performance updates to senior management.

Team Leadership

  • Lead and mentor project directors, project managers, construction managers, planning teams, engineering teams, and site teams.
  • Establish clear objectives, accountability, and performance expectations.
  • Build a high-performing project organization focused on execution excellence.
  • Develop leadership talent within the projects function.

Candidate Profile

Mandatory Qualifications

  • Bachelor's degree in Civil Engineering.
  • 18–25+ years of relevant experience in project execution and construction management.
  • At least 10 years of experience in senior project/construction leadership roles.
  • Strong experience delivering large-scale residential, commercial, or mixed-use real estate developments.
  • Proven experience managing projects with a value of β‚Ή1,000 Cr+.
  • Demonstrated ownership of projects across multiple stages of the project lifecycle.
  • Strong experience in construction, project planning, contracts, cost management, quality, HSE, and stakeholder management.

Preferred

  • Master's degree in Construction Management, Project Management, Structural Engineering, or an MBA.
  • PMP / PRINCE2 / PMI-SP / Lean Construction / Six Sigma certifications.
  • Experience managing large multidisciplinary teams and multiple external stakeholders.
